Services

Everything an asset needs, for as long as you own it.

Four service lines, keyed to the life of a property: how it is acquired, how it is run, how it performs, and where an owner needs a second opinion. Most clients start with one and add the others.

Entry & exit

Acquisition, disposal and transaction support

Buying and selling is where the largest, least reversible decisions get made — usually under a timetable someone else set.

We run the process end to end: what to look at, what it is worth, what to offer, and then the unglamorous co-ordination that actually gets a transaction over the line. Where you already have agents and solicitors, we work with them and hold the timetable.

  • Buying brief, search and off-market approaches
  • Appraisal, comparable evidence and a view on price
  • Offer strategy and negotiation
  • Survey and valuation instructions
  • Due diligence co-ordinated with your solicitor
  • Lender liaison through to drawdown
  • Sale preparation, marketing brief and agent selection
  • Heads of terms, exchange and completion management

In use

Property and portfolio management

The part that never stops: tenancies, money in, works done, obligations met, records kept.

We manage single buildings and spread portfolios on the same standard — one point of contact, one reporting format, and a documented trail behind every instruction. Owners see what was spent, on what, and why.

  • Tenant selection, referencing and tenancy set-up
  • Rent collection, arrears handling and deposits
  • Reactive repairs and a planned maintenance schedule
  • Contractor appointment and works supervision
  • Safety compliance records and renewal tracking
  • Inspections, inventories and condition reporting
  • Service charge budgets and year-end reconciliation
  • Owner statements and annual reporting packs

Performance

Asset strategy and income optimisation

Two numbers matter: what the asset earns, and what it costs to hold. Everything else is commentary.

We take a position on both. That can mean re-pricing a letting, closing a void faster, renegotiating a service contract, or making the case for capital works — with the payback set out before anyone commits to it.

  • Rental positioning against live market evidence
  • Void analysis and re-letting strategy
  • Arrears recovery and payment restructuring
  • Lease events: breaks, expiries, renewals, reviews
  • Operating cost review — insurance, utilities, services
  • Refurbishment and capex appraisal with payback modelling
  • Use, tenure and configuration options
  • Hold, refurbish or sell analysis

Oversight

Advisory for private and institutional owners

Sometimes an owner does not need a manager. They need someone with no stake in the outcome to look at it properly.

Advisory mandates are scoped, priced and time-bound. We are equally willing to conclude that the existing arrangement is sound and that nothing needs to change — which is the point of asking someone independent.

  • Independent second opinion on a live decision
  • Entry into a new market, region or asset class
  • Managing agent selection and performance review
  • Ownership and holding structure review
  • Reporting design and portfolio-level standards
  • Acquisition pipeline and buying criteria
  • Due diligence on a portfolio being taken on
  • Board and investor reporting packs

Engagement

How this normally starts.

First

A conversation about the asset and what you want from it. No charge, no obligation, and no deck.

Then

A short written proposal: scope, who does the work, what it costs, and what we will report back to you.

Ongoing

Reporting on a fixed cadence, with one named contact who stays with the mandate.

Hostcol Ltd provides property and asset services. We are not tax advisers, solicitors or regulated financial advisers, and we do not hold ourselves out as such — where a matter calls for that expertise we will say so and work alongside your own advisers.
