Asset strategy and
income optimisation.
What the asset should be doing, measured against what it is doing today, and a practical plan to close the gap.
Performance
What the service covers
Most portfolios carry an unexamined assumption or two: a rent that has not moved in years, a vacancy treated as normal, a service contract nobody has tendered since the day the building was bought. Hostcol goes looking for those, for private and institutional owners in London and across the United Kingdom.
We then sequence the work so that money is spent in the order that pays back first, and set out the case for holding, improving or selling each asset. The advice comes from people who also manage property, so it is grounded in what can actually be delivered.
- Income and expenditure review
- Rent review and re-letting strategy
- Void analysis and reduction
- Cost base and supplier tendering
- Capital expenditure sequencing
- Refurbishment and repositioning appraisal
- Hold, improve or sell analysis
- Performance reporting against plan
Who it is for
Owners we typically help
- Owners who suspect a property is underperforming but are not sure why
- Portfolios where rents, costs or contracts have not been reviewed for some time
- Trustees and boards who need a clear, defensible plan for each asset
- Owners weighing whether to refurbish, reposition or sell
We work with owners in London and across the United Kingdom.
How it starts
Three steps, in writing.
What you own, how it is held, and what is bothering you about it. No charge and no obligation.
What we think is going on, what we would do, what it would cost and what it should produce.
Scope, fee and notice agreed before any work starts. If the mandate is not right for us, we say so here.
What is asset management in property?
Asset management is the strategic side of ownership: deciding what each property should achieve, measuring whether it does, and directing rent, spending and capital decisions to improve income and value over time. Property management is the day-to-day running that carries that plan out.
How do I know if my property is underperforming?
Common signs include rents below comparable properties, long or repeated vacancies, rising costs that have not been retendered, deferred repairs, and no written plan for the asset. Our guide on spotting an underperforming property walks through each one.
Will you tell me to sell?
Only if that is the right answer. Sometimes the best advice is to improve the asset, sometimes to hold it as it is, and sometimes to sell. We give the answer the numbers support, including when it costs us a mandate.
Can you carry out the plan as well as write it?
Yes. Because Hostcol also manages property and supports transactions, we can deliver the plan, or work alongside your existing managing agent if you prefer.

Next step
Tell us what you own, and what is bothering you about it.
The first conversation costs nothing and commits you to nothing. If we are not the right people, we will say so and point you somewhere better.
